The Mid Line project is a collaboration between 8K Construction, CHCURC, and Over-the-Rhine Community Housing to develop 57 apartments affordable to residents earning 60% of the Area Median Income or less. Located at the corner of Vine and Polk Streets, the site sits at the southern boundary of the CUF neighborhood and the western edge of Mt. Auburn. Both Community Councils have expressed their support for the project. The development will include the renovation of one existing historic building alongside the construction of a new building, and the project is targeting LEED Silver certification or better.
With a total development budget of approximately $20.4 million, the project is nearly fully funded, with a current funding gap of about $1.55 million. Financing secured so far includes $14.25 million in Low-Income Housing Tax Credits, $2.95 million from the Affordable Housing Trust Fund, $800,000 in HOME funding from the City of Cincinnati, and $1 million in HOME funding from the Ohio Housing Finance Agency. Financial closing and the start of construction are anticipated in spring 2026.
The property’s central location provides convenient access to employment opportunities, neighborhood amenities, and multiple transportation options. The development will include a mix of efficiency, one-bedroom, two-bedroom, and three-bedroom apartments, with laundry facilities and washer/dryer hook-ups in each unit. Additional features include on-site property management and a supportive services coordinator office, bike parking and storage, direct access to the new Bus Rapid Transit line, and outdoor amenity spaces for residents.
