Vandalia Point is a $18.9 million affordable housing development in Cincinnati’s Northside neighborhood, created through a partnership between Over-the-Rhine Community Housing and Urban Sites. Developed, owned, and managed by Over-the-Rhine Community Housing, which also provides supportive services, the project offers 52 units of dedicated affordable housing designed to serve low-income, working-class individuals and families earning between 30% and 60% of the Area Median Income.

As housing costs in Northside have risen significantly, making it the neighborhood with the greatest increase in costs according to the 2020 census, Vandalia Point responds directly to community calls for more affordable options that help preserve the area’s diversity. The development has received strong support from the Northside Community Council and reflects the priorities voiced through extensive community meetings and input sessions, particularly the need to balance neighborhood character with accessibility.

Located at the intersection of Blue Rock Street, Hamilton Avenue, and Vandalia Avenue, the project thoughtfully integrates both preservation and new construction. Two vacant office buildings were renovated, including Building A, the former office of prominent Cincinnatian Powel Crosley, while a new building (Building B) was constructed with an elevator to enhance accessibility and visibility. Together, these elements create a development that honors the neighborhood’s history while expanding equitable housing opportunities in a rapidly changing community.
